FOUNDATION OF SUSTAINABLE LIVING – FARM PROPERTY PROFILE

Necessary:

  • Substantial water features (River, lake, multiple spring fed ponds, year round creeks with history of not drying up (on historical record) on the land - with rights to utilize water;

  • 30-80 inches per year rain or equivalent;

  • 160 acres minimum;

  • Access to wilderness within 4 miles (BLM land, National or State forest, Timber land);

	South, South West, to West South West, general exposure (lay of the land);

  • Varied topography (not more than 20-25% property over 20 degrees/30 percent slope) with some water source at a higher level, - small valleys, arroyos, dendritic features;

  • 30-50% level or gently sloping land (no more than 10-13 degrees) – meadows and terraces;

  • Bulk of the property 100 feet or more above average current sea level;

  • Access or right to build access;

Desirable:
Multiple water sources – springs, winter run-off arroyos, seasonal creeks, well;

  • Average temperature range of not many days less than 10 degrees in winter, nor more than a few days of 100 degrees in summer;

  • Sufficient wind for power generation at some location on the land (15 to 80 mph 40%+ days per year);

  • Timber on the land, and 2 feet minimum of Soil in the bottoms and on the terraces;

  • A Forest Management plan in effect or acquirable;

  • Contiguous (or nearby) properties to purchase or lease;

  • A small to very small incorporated entity (village or town) within 20 miles of the property.

Nice but Not Necessary:
Any kind of development – housing, barns, fencing, ponds, livestock irrigation

  • Electricity within 3 miles of land;

  • Within 40 miles of a landing field for small planes;

	Within 40 miles of the Ocean;

Beyond Hope:
$1,000,000 - $2,000,000 + purchase price; lease to purchase with development rights; owner financing; or, owner willing to “gift” part of property for tax write off to educational non-profit.
